Buying Property on the Costa Blanca
The Costa Blanca South and Murcia are two areas where property prices have remained strong, and here at Leddy Homes we are continualy monitoring and analysing the new build and resale property markets. The ever popular Orihuela Costa continues to lead the way with both new and resale property selling very quickly. Buyers seem to be favouring new builds in Villamartin, La Zenia and Cabo Roig with the buy-to-let market enticing investors and golfers looking for a safe and healthy return on their investment. Resale apartments and villas all along the Orihuela Costa are always in great demand and some superb bargains can still be found around the Punta Prima and La Florida areas. Properties that offer the maximum return for the buy-to-let investment market are the 2 and 3 bedroom apartments along the coast and adjacent to the Villamartin golf resort.
The buy to let market in Spain has seen a huge flurry of activity over the last 12 months, with investors’ confidence suggesting that the outcome of Brexit will have little or no effect on the Spanish holiday industry. The growing popularity of property rental websites such as www.airbnb.com, www.booking.com and www.tripadvisor.com have made it very easy for the buy-to-let investors to advertise their lettings, and likewise anyone looking to book holiday accommodation can do so quickly and safely.
The increase in rental prices and the shortage of available properties is a clear indication of how the market is behaving with many costal 3 and 4 bedroom villas commanding up to €2000 per week in high season.
Apartments on or around the golf resorts have always been very popular with the buy-to-let investors, but the recent construction of good quality & well priced new build apartments and townhouses in golfing areas such as Villamartin and La Marquesa has greatly boosted the market.
Apart from the obvious sun, sea and healthy Mediterranean lifestyle, Golf has long been one of the main activities that draw people to this part of the Costa Blanca. Golfers have long flocked to the likes of Villamartin, Quesada and Torrevieja to enjoy the top class golfing facilities available in this part of Spain. And, as many of the top local golf resorts are also within 20 minutes from some of the most popular local beaches, there is something for everyone – golfaholic or golfaphobe! The wide range of new builds and resales around the Costa Blanca’s top golf courses offers a perfect place in the sun for avid golfers and their families and friends who can join them for 18 holes in the Spanish sunshine, or avail instead of the wonderful amenities nearby instead such as the Blue Flag beaches, shopping centres, historic cities and much more. One of the most exciting prospects of early 2019 is the long awaited opening of Corvera Airport in Murcia which is set to take over from San Javier airport. Corvera is expected to draw in millions of travellers into the area and with them the inevitable property surge. The Corvera Golf course is rumoured to be on the verge of finding the necessary new investors to finally open so we are keeping a close eye on new build projects in the area.
Buying Property in Los Montesinos
The lovely town of Los Montesinos just outside of Torrevieja has been attracting a lot of International buyers looking for a nice mix of traditional Spanish with a touch of cosmopolitan. Your very own Grand Design
Buying a property as a renovation project is a very exciting and rewarding way of achieving your dream home in Spain, and likewise a fantastic investment opportunity. You can still find some very cheap properties in the region that, with some hard work and imagination, could be crafted into your very own “Grand Design” home. Although licensed plots of land are becoming more and scarce, they do still come onto the market, however we are seeing more and more people buying and demolishing old and tired dwellings to build a brand new home to their exact specification. Plots of land or “parcelas” on the coastal regions are notoriously expensive and difficult to come by, whereas only a few kilometers inland you can still find some wonderful opportunities to begin your dream home adventure. Leddy Homes and Leddy Contractors will work hand in hand with you and walk you through every single stage of the project, from purchase of the property or land, to choosing the lights for your new swimming pool.
Property for sale in Torrevieja
The city of Torrevieja spans a large area and is made up of many different suburbs, all with their own personalities. The town center itself is a lively and cosmopolitan place with a great mixture of Spanish bars, markets and restaurants which often stay busy long into the summer nights. There are three marinas in the town all with bars and restaurants that make a great place to take a coffee or a cocktail and watch life on the Mediterranean. All along the coast of the town are some lovely clean beaches with something to suit everyone. Some of the more lively beaches offer all kinds of beach bars and water sports whereas some of the more quieter ones are ideal for chilling with the family and kids. Just on the outskirts of town, you can still find some fairly private and rugged little coves and the legendary dog-friendly Caleta dels Gossets beach is a just a 30 minutes drive.
Although Torrevieja is technically just a town, it has long been used to refer to a larger collection of smaller regions and urbanisations. It is difficult to find an official and definitive list of these areas, but here are a few that are often referred to by both.
The three urbanisations of La Siesta, San Luis and El Chaparral sit just on the outskirts of the town and have long since merged into one larger urbanisation. This is a very popular area with both the expats and the Spanish and you can find a great mixture of small bungalows, townhouses and luxury villas.
One of the oldest and largest collection of suburbs in Torrevieja is Las Torretas. There are 3 separate urbanizations with the oldest being Torreta 1 and the largest Torreta 3. Only a short distance from the town center and busy with bars, restaurants and shops , properties here are very popular with both expats and the Spanish. You can still find some original traditional Spanish 1 and 2 bedroom bungalow style properties. The newer urbanizations of El Coral, El Limonar and Jardin del Mar are in a similar location, but have far more quads and townhouses.
Just along the coast of Torrevieja are some lovely beaches and urbanisations that come under the umbrella of the town, but are also referred to as separate suburbs. Just a few kilometers South of the town center is the popular beach of Playa del Cura, here you can still find some surprisingly cheap apartments within a few minutes from the Mediterranean. A quick five-minute drive south along the coast from here is the area of Mar Azul which is a very popular beachside resort well liked by the Spanish and the expats. There are some lovely beaches, restaurants and cafes here and property is still surprisingly cheap for such a nice spot. A little further south is Punta Prima which is a very well established and large community and boasts a fantastic stretch of coast and a great variation of affordable and luxurious properties. A five-minute walk north of the town is La Mata which really is a town in its own right. It is a surprisingly busy little suburb with a beautiful stretch of beach lined with all types of cafes, restaurants and nightlife.
